What do real estate professionals actually ask for when they edit listing photos? We analyzed 1,787 completed photo enhancement jobs from 249 PropertyPixel users between January and October 2026 to find out which edits get used most — and the results may reshape how you think about listing photo workflows.
Two in three users fixed lighting. More than half decluttered. And the average photo job bundled over two edits together. Here's what the data shows.
Lighting tops everything else
68% of users ran at least one lighting enhancement during the study period, making Improve Lighting the most commonly used edit by a wide margin.
Bar chart showing percentage of users who used each edit type. Improve lighting leads at 68%, followed by clean and tidy at 55%.
n = 249 users. Percentages show share of users who used each edit at least once.
Why does lighting lead? Dark interiors are one of the most common problems in property photos. Smartphone cameras often underexpose rooms to avoid blowing out windows, leaving shadow detail hard to see. A quick lighting correction can lift those shadows without making the room look artificially bright.
Decluttering beats staging by 2:1
Here's a result that might surprise you: 55% of users ran Clean & Tidy, while only 26% used virtual staging. Decluttering was used roughly twice as often as staging.
This makes sense when you consider workflow. Most listing photos don't need a fully staged room — they need small distractions removed. Loose papers on a counter. A laundry basket in frame. Dishes in the sink. Clean & Tidy handles these without redesigning the space.
Virtual staging serves a different purpose: filling an empty room with furniture so buyers can visualize the space. But empty rooms are less common than cluttered ones, which explains the 2:1 usage gap.
| Edit | Users | % of users |
|---|---|---|
| Clean & tidy (declutter) | 137 | 55% |
| Virtual staging | 64 | 26% |
For agents deciding where to focus: consider decluttering before staging. The data suggests it addresses a more common problem.
Users stack edits: 2.2 per photo
The average enhancement job applied 2.23 edits to a single photo. Users rarely stopped at one fix.
The most common combinations:
- Lighting + decluttering
- Lighting + straighten/reframe
- Sky replacement + day-to-dusk
This stacking behavior makes sense. A photo that needs lighting correction often has other issues worth addressing in the same pass. And since PropertyPixel bills per job rather than per edit, bundling corrections costs the same as running them separately.
Pro Tip
When you upload a photo, consider what else it needs beyond the obvious fix. Stacking edits saves time and produces a more polished result.
Living rooms and kitchens get edited most
Among jobs where the room type was tagged (52% of the sample), living rooms topped the list, followed by kitchens and bedrooms.
Bar chart showing number of edited photos by room type. Living rooms lead with 246 edits.
Based on 927 jobs with room type tagged (52% of sample).
Living rooms and kitchens are typically the first interior shots buyers see, so it makes sense that agents prioritize edits there. These rooms also tend to have more natural light variation (large windows, multiple light sources) and more potential clutter than smaller spaces.
1 in 5 adds a sky or twilight conversion
About 21% of users ran Blue Skies (sky replacement), and 20% ran Day to Dusk (twilight conversion). Combined with Natural Twilight at 12%, roughly one in five PropertyPixel users enhances exterior lighting or sky conditions.
These edits change the presentation of the property rather than correcting a photographic defect. Many MLS systems require disclosure when you alter sky conditions or simulate twilight. Check your local MLS rules before publishing — our MLS photo requirements guide covers the disclosure standards in detail.
⚠️ Important
Sky replacement and day-to-dusk may require disclosure on your MLS. Always check your local rules before uploading enhanced exteriors.
Virtual staging style preferences
Among the 64 users who ran virtual staging, Modern was the most popular style, followed by Scandinavian and Luxury.
| Style | Uses |
|---|---|
| Modern | 46 |
| Scandinavian | 34 |
| Luxury | 22 |
| Contemporary | 20 |
| Farmhouse | 16 |
The sample is small (64 users), so treat these as directional rather than definitive. Modern's dominance aligns with broader design trends — clean lines, neutral palettes, and minimal ornamentation photograph well and appeal to a wide buyer range.

What this means for your workflow
The data points to a few practical takeaways:
-
Start with lighting. Two-thirds of users fix exposure or color cast. If your photo looks dim or has an unwanted tint, that's the highest-impact starting point.
-
Declutter before you stage. Unless the room is empty, removing small distractions often improves the shot more than adding furniture.
-
Bundle your edits. The average job runs 2+ corrections. Review the whole photo and address everything in one pass.
-
Prioritize living rooms and kitchens. These get the most editing attention for a reason — they're the first rooms buyers scrutinize.
-
Know your disclosure rules for sky and twilight. About 1 in 5 users enhance exterior lighting, but MLS rules vary. Check before you publish.
Methodology
This analysis covers 1,787 completed enhancement jobs from 249 unique users on the PropertyPixel platform between January 13 and October 14, 2026.
What's included:
- Completed image enhancement, virtual staging, video, and 3D jobs
- Admin accounts excluded (340 jobs removed)
- Failed jobs excluded (126 jobs removed)
How we measured:
- Edit usage is ranked by percentage of users who used each edit at least once, not by raw job counts. This prevents high-volume accounts from skewing the results — the top user alone accounted for 22.7% of all jobs.
- Room type is based on user-provided tags. Only 52% of jobs had a room type assigned, so the room breakdown represents a subset of the data.
- Edits per job counts distinct enhancement types applied to a single photo.
What's not included:
- No geographic data — PropertyPixel doesn't collect user location, so we can't break down results by region or market.
- No seasonality analysis — the monthly volume is too uneven (reflecting marketing activity, not real demand patterns) to draw seasonal conclusions.
- The edit menu changed during the study period — some newer edits have shorter availability windows, which may undercount their actual popularity.
A note on AI recommendations: PropertyPixel offers an optional AI recommendation feature that suggests edits for uploaded photos. The recommendations are suggestions only — users decide which edits to run and pay for. The data in this study reflects completed jobs (edits users actually ran), not AI suggestions. The AI does not preselect or auto-apply edits.
This is PropertyPixel usage data, not a representative sample of all real estate agents. Your results may differ based on your market, property types, and photography quality.
